This was an off market deal that I brought to him. Part of my mentorship program is that I also bring deals to the table.
Is 100% of the financing done by the bank? There are some details missing which I guess is confidential and not a requirement to mention. Also, what is the net cash flow amount if all units are occupied. Only rate of returns are mentioned.
In this deal, yes, 100% finance. Unfortunately, some information was kept confidential as per Rob's request.

Hi Brother. Can one apply for a bond for the entire block (affordability) stay in one for some time, before moving out and applying for another bond on another block? Is this advised? Too exposed to risk?
Hi Thabo, it's not possible to get 100% financing on these blocks... you need to put at least 30% equity down.

I have been buying and selling residential properties for a few years. I am not into the renting space, in fact, I have no idea where to start BUT if I could get something like this for R2M , DAMN , sign me up!!!!! Great content as usual

@LourensBoel were these bought in a trust? Also, i had heard you then need seperate trusts, when buying the place you live in, versus the one bought to rent out?!?is that necessary? Trusts get expensive to set up isnt it?
They bought this in a company. A trust only really makes sense for estate planning.

Hi, there isn't really good data on supply vs demand, especially in South Africa. In more mature markets, that data is readily available. Your best bet is TPN and IMF data.

Finding a good deal is hard, but if you do the right level of due diligence, continually maintain the building and have a good management team, it's a very good cashflow business.
I love this logic behind lower income property.
It's a great strategy for cashflow.
I am big fan of old Johannesburg suburbs because they cheaper, abandoned and usually risky. In property business sometimes the higher the risk ,the higher the commission.
In most investments higher risks leads to higher returns.
